Sunny single room in Golden Triangle

I have a well-lit, furnished single room available in a well-maintained terraced house, in a popular, quiet street halfway between the city centre and UEA/Research Park.

The room is off an entrance hall on the ground floor, with wi-fi unlimited broadband and terrestrial TV. It includes a small desk, canvas wardrobe and pine drawers. The window has secondary glazing and blackout blinds behind the curtains.

The house is centrally-heated and has a gas cooker, washing machine, dishwasher and fridge-freezer. The downstairs bathroom is shared and has a spacious walk-in shower (no tub). There is a shared lounge/dining room. Outside is a small green, secluded garden (bisected by access to one neighbour). The neighbours on both sides are friendly professional couples. The passageway to the rear has a locked security gate, so cycles are safe there.

Parking is permit-free and easier than in most terraced streets, as no houses opposite. The road accesses the ring road not far from the A11. It is close to Unthank Road and the no. 25 bus route. The Unthank and Earlham Road shops are 5-10min walk away, UEA 15-20min walk, the city centre a 20-25min walk.

I am a friendly, open-minded landlord with no other tenants. I cook most evenings, and can work around each other. I work from home as an artist and will take care of general cleaning, but expect you to do your own. I will respect your sleeping hours as far as practically possible. I ask that you treat the facilities and security of the home with common sense and respect. Ideally in a small house, I look for a nice balance of sociability and privacy in a housemate.
