Double room in large modern city centre townhouse

We have a double room available for rent in our city centre townhouse. The room is on the second of three floors - a small unfurnished double with a built-in wardrobe. It's currently being used as an office so I haven't included a picture of it, but I have added a photo of another bedroom of pretty much the same size as an example.

Attractive bathroom also on the second floor (shared with one person), as well as a large south-west facing shared lounge overlooking a decent sized paved and landscaped back yard.

The third floor has a large bedroom and en-suite occupied by my other flatmate.

On the ground floor we have a large kitchen/dining area with bistro table, and a 'compact' games/reception/living room. There is a garage that has a car in it, but also a small amount of space for storage / bikes etc.

Virgin TV and broadband included in the monthly bills, as are TV licence and council tax. Utility bills are paid as and when they come in, and are not included in the price shown above - it's not normally any more than £40 extra per month on average over the year, based on current prices.

There is visitor parking available, but if you need a permanent space then I believe there are council street parking permits available for around £20 per 6 months.

The house is in a great location, just over the road from St Benedict's Street and the city centre.

References are required by the letting agent from whom we rent. There is a fee of around £100 that the agent charges for this service, and a smaller one to be added to the tenancy agreement.

Not particularly looking to turn the house into a party venue!
