Fully furnished double room ,inclusive, Avenues

Hi there, I have a double room to let, with laminate floor, double bed, wardrobe, desk, chair and drawers , all matching in beech . The room overlooks the back garden and is nice and quiet
The bathroom has been recently modernised and has a bath and shower, with a waterfall tap.
The rent includes full use of the bathroom, fully fitted kitchen, with washer, dining /living area (one room) and Victorian stoned garden(which has table and chairs and is very private and pretty in summer)
Use of wireless broadband is included , as well as all bills(fair use tho ;)

I am pretty easy going, tidy and have a lovely Golden Retriever who loves being the centre of attention, so you'll obviously need to be a dog lover. I enjoy film, music, reading and cooking (which is what I also do for a living)
I am looking for a house mate, who is pretty quiet after 11pm, as I have to be up early each day.

I need to point out that I smoke in the kitchen when the back door is open, but this is the only room that is smoked in , so ideally someone who doesnt mind living with a smoker (who is trying to give up, but hasnt quite managed it yet)


I am 47 and very young at heartand easy going, my son who lives at home during student holidays is 22 and currently one room is let to a Business advisor from York University.
