Sunny Double Room in a relaxed house

I live down Sharp Street Street, HU5 2AE - 10mins bike - 20ish mins walk to the University
There is a spare double room which over looks the garden and is fully furnished with a double bed, bedside table, study desk, shelves on the wall and a free standing shelving unit and a small wooden cupboard at the end of the bed . There is a small cupboard in the room and a full size wardrobe in the upstairs landing. The house has an open plan living dining room with two sofas (one of which is a sofa bed), TV with a digital box, dining room table and chairs and a gas fire. There is a small kitchen with microwave and all kitchen utensils. There is one upstairs bathroom with a bath and over the bath electric shower, toilet and sink. The garden is lovely and sunny it has a paved area with a BBQ and a pretty grassed area.
I am asking for £400 per month this will include one double bedroom and shared access to everything else. All bills are within this price, including gas, weekly communal area cleaning, electric, council tax, internet and water. I do not smoke in the house the room is suitable for both smokers and non-smokers.
I enjoy living off Newland Ave with easy access to shops, uni and pubs. I am about to start a two year masters at Hull uni. I enjoy spending time in my home and garden as well as meeting with friends in Queens! I love living here and I am sure you will too.
