Double Bedroom or House to Let

My name is Chris. My brother Mike and I are joint landlords for a three bedroomed semi-detached house in the village of Swinefleet, two miles south of Goole. I purchased the house whilst I was working in the Republic of Ireland, and we both renovated the house.

I am working in a self-employed capacity on the North Yorkshire coast in the Whitby area and visit the house sometimes at weekend time. My brother works as a freelance civil engineer/land surveyor and stays at the house occasionally when he has work close by.

The house therefore sits empty much of the time, and for that reason we are looking to rent out the whole house on a short term tenancy agreement or for the right tenant rent out the double bedroom.

If I was to self manage, I may consider £400 per month for the whole house whereby you would need to pay for all the bills and council tax. Or £400 per month for the double bedroom as a shared house, whereby some bills are shared and we pay for council tax, bearing in mind you would have the whole run of the house for large periods of time.

If we rented out the room, we would prefer a female professional and non smoker with no pets, somebody who could appreciate the garden and look after it if we are away for long periods.

The house has off-road parking for three cars, a small front lawn with flower border, a small shed for storage of lawn mower, gardening tools, bicycles etc, and a rear yard. Currently, strawberries, chives and mint grow at the property, and I will be planting spring onions. Having said that, the outside area is really very low maintenance.

The house has a sunny disposition, and is in a quiet location. It has central heating, double glazing, has a real fire place and a nice kitchen. There is a downstairs bathroom (unfortunately no ensuite) and no broadband since we are hardly ever there, and when we are, we use mobile broadband. There is a telephone point although not used at the moment.

Swinefleet has a small shop, petrol station, primary school, a couple of pubs and a social club. Goole can be easily reached by car, bus, bicycle or foot.
