HOUSE & LOCATION

I have a very comfortable first floor room in my 6-bed detached property in a small village south of Easingwold.

A short distance from the A19, York ring-road, Clifton Moor shopping centre and Rawcliffe P&R are just under 10 miles away.

The house was built in 2004 to a traditional style, as it conservation area. The property is in very good decorative order, with everything you'd expect in a modern property.

There is off-road parking available.

I am renting out two rooms in the property.

THE ROOM

The room is 3m x 4m, with an en-suite containing large shower, handbasin and toilet.

There's a large wardrobe, dressing table (which could be used as a desk), two bedside cabinets and an exceptionally comfortable double bed.

There's a TV point and I can put a TV in the room if wanted.

NOT INCLUDED

Council Tax. I currently receive the 25% single occupancy discount, so any guest wishing to be on the Electoral Roll for this address will be asked to contribute.

Telephone other than the 60' free call to landlines.

THE REST OF THE HOUSE

There's a lounge on the first floor that guests may use, which has a TV, DVD player and a few other bits of technology.

The house bathroom has a full size bath as well as a shower cubicle, basin and toilet.

The shared kitchen has a range cooker, dishwasher and fridge/freezer.

The utility room has a washing machine and tumble dryer.

I have a cleaner, who comes every couple of weeks at present.

The property has WiFi (BT), which will soon be upgraded to high-speed fibre optic.

The rear garden is very large, with a couple of ponds and a patio, which is accessible from the conservatory.

ABOUT ME

I'm a Chartered Engineer and run my own consultancy business from the property, so have one of the bedrooms as my office.

I'm in the house during the day when working from home, though my work often takes me away - usually during the week.

I enjoy cooking and cook for myself most evenings (when here), so we may be able to come to an arrangement over meals.

I have a good social life, though this tends to be more at weekends as most of my friends are busy people. There's unlikely to be anything intrusive happening during the week.

OTHER RESIDENT

Honey, my female cat is the boss, I'm just staff. Honey is getting on a bit, so tends to sleep most of the time. She's very affectionate and no trouble. She's confined to the kitchen/utility/conservatory overnight, so no risk being woken in the early hours.

MY GUEST

I'm looking for someone who is friendly without being intrusive.

Someone 30 plus and professionally qualified preferred, though I'm fairly flexible about this - it's more about personality.

In some respects, someone looking for Monday to Friday may be the better option, for which I am prepared to discuss the price.
