Houseshare- housemate wanted

I am looking for someone easygoing, mature and reliable to share 3 bed house with med/large (low maintenance) garden 15 mins walk from city centre, 5-10 mins walk from York Uni and a 5 min drive to A64 (for Leeds/Scarborough).
There are local shops, takeaways and doctors' surgery within 2-5 mins walk as well as open fields and a park.
The house is on a main bus route into the city (and out to Clifton Moor), v. close to cycle routes and easy to park on roadside if you have a car.
There is a sitting room and good sized kitchen (with new washing machine, fridge/freezer etc) downstairs, a shed for bike storage in the back garden, as well as a sunny deck and lots of space for chilling out/ bbqs etc.
Upstairs are x3 bedrooms (3rd one used for storage/spare room) and the bathroom (shower over bath).
Your room is a double at the front of the house which overlooks the front garden/street.
It can be part furnished or unfurnished depending on what you have or need.
The house is furnished in communal areas incl some kitchen items, but if you want to bring your own stuff we can see what fits.
Water, broadband/line rental are the included bills.
Flexible on most details (Including move in date) for the right person, as the priority is to find someone who will enjoy living here and look after the house.
Rachel is our landlady, so any msg goes to her and then she/I can meet with people who are interested.
