Room for rent in Heworth, York

The house is a mid-terraced in a quiet area of York, Heworth, a 15 minutes walk from the city centre and a 25 minutes walk to the University of York.(or 5 minutes by bike). All the rooms are available to be used, garden included. Washing machine and tv (small) are available and the broadband works in all the rooms (though a bit slow during the weekend). No food is provided but the kitchen is at a full disposal of the tenant.
I work as a researcher at the University of York.
I am looking for somebody who loves dogs, because I have a 7 years old Springer Spaniel. She is well behaved but she is allowed to go anywhere in the house (room for rent excluded of course!).
The room is not very big so it would be perfect for somebody who does not spend too much time in the house. It has plenty of storage space though and it is quite confy..
I am looking for somebody who is very clean, tidy and quiet, who respects my sleeping time and does not come in at crazy hours at night. Also, I would like to share house cleaning duties every week. I like chatting to people but I also like my own time; I am not a party animal, though I am a sociable person!
Anyway, I am quite flexible so please as me questions if you have any doubts or need more details.
Rent should be paid at the beginning of the week (or month if preferred). Both cash and bank transfer are good. No contract required, unless desired.
