Double room in lovely house

We will have a furnished double room available from January. Our housemate/lodger is moving out after five and half years :-(. We are a couple aged 28 & 29 and we have two lovely cats. We live in Holgate, it is about 25 minutes walk from the centre of town and has free on street parking and a bus stop over the road. We have a bike shed as well. We both work in schools, so we often do school work on an evening. The house is lovely, we have a good sized kitchen; with washing machine, dishwasher and large fridge. We also have a beautiful 4 piece bathroom. There is fast unlimited broadband. The room is fully furnished with double bed, wardrobe, drawers, bedside table, shelves, black out blinds and tv aerial. We are going to purchase a new mattress, as our housemate is taking the current one with him......only seems fair! We charge £400 all in, that even covers household products except washing powder.
