Nice Double Bedroom in Postgrad House

I'm looking for someone to take over my lease in a 4-bedroom house in Badger Hill. I'm leaving the country, and need to find someone before departing. The lease would start around Feb. 3rd or 4th. Ideally looking for a postgrad or young professional to join three lovely University of York postgraduates (two from the USA, one from France).

The house is well located for the bus lines, particularly the 8, 10, and 4 (the 8 & 10 are a two minute walk, and the 4 a 7 minute walk). 10 minute walk the University East campus, 20 minutes to West Campus. You can easily get to city centre within 15 minutes on the 8. Lovely, quiet neighborhood.

The double room offered is on the 1st floor, and is furnished with a double bed, a desk, and a whole wall of drawers/shelves/storage space. There's plenty of space to live comfortably and keep tidy. Large West-facing window is a plus.

On the same floor lives one flatmate, a spare room (usually used to hang laundry), a WC, and a full bathroom (shower, etc.). Another flatmate lives on the top floor. On the bottom level is the last flatmate, the entry, living room, dining room, and fully-stocked kitchen (w/ washing machine & dishwasher).

Out back you have a patio in the garden with some chairs and tables, and storage shed for bikes.

WiFi throughout; big HD TV in living room w/ChromeCast; lots of windows for ample natural lighting.

The lease you would be taking over is through the 26th of September 2015, and you can contact me about fees and the like. Rent is paid through the primary tenant monthly, £392 including utilities.
