This is a modern 3 storey town house situated in the Rawcliffe area of York, a short walk to the Park & Ride with great access to York City Centre, Clifton Moor, Monks Cross and the Train Station with the A1237, A19 & A64 Main Commuter Routes only minutes away.

The accommodation available is the ground floor of my home. It comprises of a fully furnished Bedroom with separate (WC) Toilet/Shower Room, a well-equipped Kitchenette complete with fridge-freezer, Oven Style Microwave, Separate Electric Hot Plate and all Pots, Pans and Cutlery etc.

All utility bills are included in the price e. g. Gas Central Heating, Electricity, Water, Council Tax and Wi-Fi (Restricted to web surfing only). As a live in landlord, I am a clean, tidy, quiet and professional person who respects others and their property and I am looking for someone of similar character to occupy the ground floor of my home only, no access will be available to the lodger for the rest of my property.

The internal pictures you see are what I am offering and this will be your area, it is not shared with me or anyone else and is similar in features to a small ground floor flat but there is no separate lounge area and the rental price reflects that. Please note, I as the home owner will maintain a shared access through the kitchenette purely to enable me to access my garden and bins etc.

References, contract, 1 calendar month rent upfront and a bond will be required prior to moving in and acceptance. Please note this is strictly on offer to a working individual, I will not accept Couples, Housing Association etc. and it is important to note this is a No Smoking and No Pet home.
