Double room with en-suite

Double room with en-suite / 3 storey, 3 bed house / New build estate in Chilwell / Great location for shops, motorway and bus routes.

I currently rent through an agency and we're still under a lease, therefore I didn't want to uploaded pictures of a house I don't own!
My housemate is moving in with her bf when our lease ends in March; I really want to stay in the house so I'm looking for someone to take the other room. If necessary, there may be an option of an earlier move in date, though I'd need to discuss with my housemate before confirming.

About the house:
- Spare bedroom currently used as a mini gym
- Small sitting room leading to a decent sized garden
- Utility room
- Decent sized lounge and modern kitchen on middle floor
- Two double bedrooms (both with en-suite) on top floor

About me:
I'm 29, and work full time. Easy going, laid back and sociable. I love sports, and play ice hockey so quite often my spare time is taken up with training or games.
I have a small dog; he's house trained, super friendly and loves a fuss. Someone who likes dogs is an absolute must - I need to feel assured he's ok when I'm not there, and not worry that he's bothering you!

I'm looking for someone who's friendly, responsible, sociable and easy to get along with. Someone who's happy to chill out in the lounge watching a film or something, rather than sticking to themselves in their room.

After working everything out I get the total to be around £450pcm... which for a house like this is a bargain! The rent to the landlord is £337pcm, the rest is made up of bills, council tax, broadband etc.
Because you'd be joining the lease with the agency, they require a £195 admin fee to do a credit check and stuff. They also require that you be in employment.
Deposit is £397, although for the right person I'd be willing to increase my deposit in order to reduce yours, if the extra admin fee were causing a problem. I understand it's a lot of money to find in one go!
