Awesome 3 Bed Flat In City Centre Flatmate Needed!

one of our house mates is moving out, so looking for someone to replace her.

she is planing to move out in the next few weeks but latest will be the end of May

We live on the 1st floor, and the flat is just behind Oceana, very close to uni/shops. the flat has a 42' hd tv, we also have nice sofas and a dining table. it truely is a very spacious flat.

We are 2 boys( non smokers)currently working but still have active social lives, got a good sense of banter. we are not clean freaks, but we do like keeping the flat presentable.

we dont mind having a smoker, but you will have to smoke outside ( there is a back area to the building which people use)

bills work out to about 50-60 a month. and we are in council band D ( 50-60 a month) we have 20mb internet which cost £90 for the whole year. there's no official parking, but there is a private car park next to the flat , which my ex parked in basically all year without buying a ticket. there is also an underground car park which you can pay for(£50 a month).

standard microwave toaster kettle, blender, washing machine, fridge etc etc. everything is electric, there is no gas

all rooms are double beds, smallest room is still bigger than most halls/apartments, each room comes with desk and wardrobe

floors are laminate all throughout the flat.

images are of the flat, but we have different (nicer) sofas and a large dining table, and an awesome rug.... might take some new pics

living room contains 1 3seater 1 2 seater and 2 1 seater, large hifi speakers and large hd tv, and xbox360 & playstation 3, playstation 4 and movie media hub
