Lovely double en suite room available in Sherwood

Hi everyone,

Im advertising a large double en-suite bedroom in a lovely clean and bright flat in Sherwood. The flat will be available to rent officially from the 1st July but there could be some flexibility if necessary.

It's £288 per month rent with no bills included. The deposit is £325. Bills are really affordable as it is only a two bed flat and it's super warm so heating is only needed in the winter- I only ever rented with all bills included before and I actually think this works out slightly cheaper. With all bills including council tax, TV licence etc it's no more than £425 a month and frequently less (I am very good at saving gas, electricity and water also!). I have set up an account and direct debts for all bills so we would both pay one sum a month into this account via a standing order so there's no need to worry about bills- helps to manage finances. No referencing fees.

It is an unfurnished flat but I have furnished the whole flat apart from the bedroom you will be in. IKEA is just up the road and I furnished my bedroom for a surprisingly low sum and it's always nice to have your own furniture for the future. The kitchen came with the oven, washer/dryer and fridge/freezer. All in fab condition. We have just had a new fridge/freezer and a brand new carpet throughout.

It's a ground floor flat with a buzz entry. Only two others in the block who are quiet and friendly.

I was really lucky to get this flat and I love it here. It's a quiet drive/estate where families (and ice hockey players) live so I never have any trouble with noise. Really secure. There is plenty of parking next to the flat next to all the residential houses- the parking isn't technically on the road as it is on a sort of drive. You will know what I mean if you come for a viewing.

Location is fantastic. It is the side of Sherwood close to the City Hospital just off Hucknall Road. If you work at the City Hospital then you're in walking distance. It's a 5-10 minute drive into the city centre and the bus is at the end of the road. I work in the city centre so I make the trip to and from town every day and it's super quick. It's also really close to a multitude of supermarkets including the huge Tesco in Top Valley.

The bedroom available is the biggest and it is an en suite with shower cubicle, toilet and sink. I use the main bathroom which has a bath, toilet, sink etc.

Huge living room with a Juliet balcony and big bay windows. All cream carpets and it's really nice and bright in the summer.

The landlords never do an inspection as they don't like to intrude on your privacy- a huge benefit to living in a two bed rental rather than a house share. The landlords are lovely and any maintenance work is done super quickly.

So about me... I'm a 25 year old female professional working as a Tax Accountant. I graduated with a law degree a few years ago. I am sociable and really easy to get on with and I also like to spend time just chilling and watching films. I love shopping, bars, meals out etc. I go to the gym regularly and I do gymnastics and dance. I do have regular exams with my job and so I like to have a quiet peaceful home. I often revise at work and college but it's nice not to come home to too much chaos! I like to be clean and tidy.
