Lovely double Bedroom in shared house in Iffley

Hello!

I'm currently looking for someone to take my bedroom as I am moving in with my other half. The other 4 occupants are all twentysomething year olds (1 couple and 2 guys) and have always been great :)

House:
Located in a cul-de-sac at the edge of Iffley village and Rose Hill, very quiet area, 5 mins walk to the Iffley lock and the river, 3 storeys, 2 bathrooms, double driveway, large kitchen/diner, downstairs toilet, garden, middle floor lounge, utility room and bike store. Everyone who has lived here has loved it!

Room:
The room is a double and is the 2nd biggest in the house, located on the middle floor and very close to a large bathroom.
The bedroom is furnished (bed, wardrobe, chest of drawers and shelves).
The moving in period is negotiable, starting anytime from March.

Rent & Bills:
Rent is £474 pcm (we charge different rates for the rooms), council tax ~£50 pcm and bills are charged quarterly (vary depending on usage, average ~£80 ea per quart)

Referencing:
For referencing reasons we preferably need a UK resident, who has proof of earnings. Students are less prefered but it would be possible if you have a UK based guarantor.

Who the occupants are:
1 Professional and 3 students, mostly engineers that are into motorsport. We arent a massive party crowd but we are pretty sociable and would like to have someone who doesnt lock themselves in their room all day.

Boys and Girls welcome! Preferably around our age and a good laugh, tidy and sociable. Unfortunately we can't accept couples as we can only have upto 5 on the house HMO license.
