Oxford:: Perfect loc., 2 rooms in ace house, ASAP

Intro::
I'm pleased (and a little sad...) to be offering up excellent rooms in Oxford. The first is my own room, and the second that of a good friend.

We're both taking years out to work, and need to find replacements that our housemates will like. If you think you're an agreeable person, and you need a room, get in touch! The first will be around ££90pw, and the second around ££100pw.

Rooms::

My room is the little one on the back, overlooking the small gardens which we were going to make nice (I grow roses...). It's what an agent would call 'cosy', but that suits me fine. Single bed, desk, four walls, and enough space to decorate with whatever you want.

For the size, it's being offered at a lower (read bargain) rate of around ££90 per week, rather than the ££100+ typical for rooms of this sort. Definitely an unusual deal - estate agents don't offer this! Consider that an advantage of subletting. The saving would likely cover your bills. Also, see photos for how long I queued to get this room...

If you'd rather pay a normal Oxford rate for a double room, we also have the ace double room overlooking the garden available. Same house, different room.

For both, bills are not included (but as mentioned, cost very little and have to be paid anywhere). Council tax is paid separately, but, as a student you'll be exempt. Simply find your exemption letter on your uni site and send it in.

Housemates::
You'll be living with my two lovely housemates, here named P1 and P2... I'm sure they'd love to meet you and tell you their real names if you're interested! They're both ace (I was happy to live with them!) and they'll be great to live. They're into all sorts so I'm sure you'll have something in common.

Location::
The location is excellent for whatever you want Oxford for (map: bit. ly/1oOj1ic). As a student, you're on one of the closest roads to central Oxford (everyone at my college has congregated around East Avenue, for reference). Brookes is a short journey in the other direction, with regular buses running til late. For those of you that work, Oxford and surrounds are easily accessible via car/bus/bike, as past Magdalen roundabout you end up on the central ring road.

The university sports ground and gym are at one end of the road, with all of Cowley's glorious 'world shops' at the other. Polish, Italian, Moroccan, Greek, Turkish, etc etc etc - everything you could want (including Sainsbury's and Tesco..). You're sorted. Everything is nearby. Even London is barely over an hour away on the 'London Tube'.

Outro::
I think that explains pretty much everything. The rooms are great, my housemates are lovely, and you'll have a great time here if you're interested :)

Viewings can also be arranged once the landlord gets back to me and will be overseen by the letting agency. Probably will be unnecessary though, as the photos should be good.
