The ground floor of the house consists of a large entrance way, expansive double living room (with piano) leading into a conservatory, and a fully remodelled contemporary kitchen diner with open skylight and 20 foot ceilings (extended in 2013). The kitchen also benefits from a utility room with additional sink and an adjacent downstairs WC. The first floor consists of two large double rooms, a large single room, landing storage space, and a bathroom with bath and shower. The house has gardens to the front and side, and a large, southwest facing lawned garden and patio area backing onto playing fields.

The house and bedroom is fully-furnished, with piano, sofas, flatscreen TV, all kitchen goods and white goods, patio furniture and garden goods, etc.).

Yarnton is ideally situated 4 miles outside of Oxford with easy transport links to the city (regular buses run until midnight and take about 15-25 minutes into the centre of Oxford and the train station via Summertown and Jericho). Taxis to Oxford and Cowley cost about £15. A new station opening in spring 2015 will provide direct train links to London Marylebone (a 10 minute drive from the house to the station, 55 minutes to London). The A40, A34 and M40 are within very short driving distance.

Yarnton is also right on the edge of the Cotswolds, with country walks direct from the house and other Cotswolds destinations (Woodstock, Blenheim Palace, country villages and pubs, etc.) a short drive away. The village is home to two good pubs within walking distance, a farm shop, and an excellent Budgen's with extensive supermarket, deli, off licence and other services.

The house will be shared with two females, and one very well-behaved, well-trained, affectionate tabby cat. The room is available from January 2015 (start date is flexible and could be earlier) for an eight - twelve month lease until the end of Dec 2015(with possibility for renewal).

One month rent deposit required. TV license included in the rent, and both rooms are part-furnished.

Monthly bills (gas, electric, water, Virgin media superfast broadband, landline and Tivo) average out at approximately £62 per person/month based on last 12 months
Council tax £135 (approx. £38 per person/month)
