Flat mate wanted in an excellent location in Burnham-On-Sea. Rent includes all bills apart from food/consumables. Sky TV & Broadband included. Easy parking on or off road.

The Flat:
Its a excellent sized 2 bed ground floor flat, in a prime location on the edge of the town centre. The flat is extremity tidy and well presented. Local amenities all within short walking distance include. Cinema, Gym, Swimming pool, garage, Three super markets, High street, Beach, Amusements and church. Only one direct neighbour above but he mostly lives away from his flat. So hearing or making noise is not a problem. Smokers welcome. Smoking in the flat is not permitted but there is a sheltered area just out side the back door in the garden that serves me well.

The double bed room offered is a good sized room with dark brown laminate flooring, A large rear facing window, ample sockets, and a TV point. Current Furnishings include: Double bed, twin wardrobe, desk, set of draws, bed side table, large rug, washing basket and a usable laptop as a bonus. Furnishings can be removed if successful applicant has His/Her Own. (Update the picture shown of this room is from previous let. Please note there is a bed frame, also room will be freshly decorated).

Living Room is excellent sized with nice carpet and a large front facing window. Furnishings include: Three seater reclining leather sofa, leather reclining arm chair, a pouf, dining table, coffee table, Tv, Home cinema system, games consol's, side tables, cd/dvd rack's, Sky TV & Fiber broadband (Unlimited @ 40 meg download and 10 meg upload) There is ample room for Successful applicant's home comforts including a large free dvd rack.

Kitchen is good sized, vinyl flooring, excellent condition with access to rear garden. Furnishings Include: All the essentials (Sink, Cooker, Hob, fridge freezer, cups, plates, cutlery, pots & pans ect)
Ample cupboard space, ample worktop space, Slow cooker, deep fat fryer, washing machine, microwave, and cooker hood. Successful applicant would have use of all kitchen equipment, half the cupboard space and there is plenty of room for his/her own home comforts.

Shower room & WC is on the smaller side but does what it says on the tin. Fully tiled with vinyl flooring. Plenty of room to move around includes: one shower, one toilet, one handbasin with mirror unit & cupboard underneath. Shower and toilet mats, above sink shelf, towel rails and hooks.

Entrance Hallway is good sized with beach laminate flooring. Smoke alarm fitted key hooks at rear. Not much more to say here its a hallway.

Garden is a concreted plot of land and includes: New good sized patio set & sits four, Washing line, BBQ, chimera, Covered area to store push bike's ect, garden shed (Houses separate tower freezer & tumble dryer) and secure rear access gate.

Flat also contains one other bed room used by my self.

I work full time as an assistant manager. I keep to my self and don't pry in to other peoples business. I'm a good laugh and good company. I have lived in the flat for four years now and am looking for a flatmate due to current flatmate moving away.

The Land Lady.
The properties landlady is extremely kind and easy to get on with. She is extremely happy with condition of the flat and myself after four years and thus has decided to allow me to seek a flatmate. The terms of the let are legitimate and successful applicant will be added to the tenancy on either joint tenancy or sub let basis. Also successful applicant will be registered as living in the property with Sedgemoor District Counsel. The landlady is extremely flexible with home modifications as long as it benefits the flat. E. g putting up shelves, wall mounted TV's Ect. The flat is rented privet direct to landlady. Small pets are welcome however no cats. Small dog accepted providing fully house trained.

Terms of flat share.
Quite simply, I'm extremely easy going. Successful applicant is more than welcome to invite friends/family round. Partners are welcome to visit and stay over providing its not 7 days/nights a week E. g free tenancy. But week visits are permitted for distant family/friends. I am permitting use of all house hold equipment/furnishings out side of my room and would expect them to be looked after. Basicly just common decency and respect. Apart from that anything goes really as long as its legal. I would want it to be as much your home as it is mine.

Applicant Should be:
Tidy mannered, friendly, clean, professional, Does not do drugs, reliable, and good at managing there affairs(paying on time).
