Double Room in Professional Houseshare

I am looking for a housemate preferred age 23 - 30, to join me and new housemate Daniella in a lovely 3 bedroomed end of terrace house on Africa Gardens, Gabalfa, first time let. There is a double room available for a full time professional only, we work mon-fri 8-5pm and the occasional Sat, so are looking to share with similar (No Students, DSS, Part time workers, Couples ). This house is currently undergoing some redecoration so not all photos available. Close to the UHW, City Centre, and many shops, restaurants etc.

The room is on the first floor, back of the house overlooking garden, pictures updated ,it features white furniture, new double bed, also sole use of small room next door with desk, so basically 2 for the price of 1, (these rooms have had major redecoration).

It is a very large property with a furnished living room to the front overlooking lovely gardens, a good sized kitchen/dining area longer term plans to replace/modernise within 6 months, but looking to do sooner rather than later, flooring to be replaced at the same time, a utility room, a shared ground floor small toilet and separate shower with sink, and garden/patio to the rear of the house. There is also a shared toilet/shower room (no bath) on the first floor. Broadband is being installed on the 20th sept. The street is primarily made up of residential parking, permits can be obtained from Cardiff Council.

There is a security deposit of £316. 00 to be held in a DPS account, rent of £355. 00 includes Council Tax, all other bills to be shared equally between housemates.

Refs from previous landlord & employers ref/evidence of payslips will be required.

We both work at University Hospital of Wales, and are looking to share with a professional with similar interests, who is interested in socialising within the house and not just a room to rent, but also respect private and quiet time ,must be willing to keep a clean & tidy home.
