Massive double room available to rent in 3b house

A newly renovated house in the Roath area of Cardiff, 15-20 mins walk into the city centre and close to bars and shops on Albany Road / City Road / Wellfield Road.

House is of a modern finish with 1 bathroom, 1 living room, 1 large kitchen diner and additional spare room (currently used for drying laundry and bike storage).

Very nice landlord who has always been very good on the few repairs that we have needed.

In terms of the current tenants, we are two 24 going on 25 year old males (professionals) looking for a replacement tenant (of a similar age and interests). The room was previously rented by a couple who are moving back to New Zealand.

In terms of our lifestyles, I work 9-5 hours so generally quiet after 11pm and the other is a supermarket store manager who does more irregular hours (although not disruptive).

We are not clean freaks but on the other hand not complete slobs, so generally quite easy going.

Rent is £325 for one person, £450 for a couple.

The rent is excluding bills. We are paying roughly £100pcm (split between four) in bills at the moment (Council Tax / Welsh Water / EDF / Virgin Media etc).

Living room is fully equipped with a telly + freeview plus box and we currently have quick Virgin Media broadband. We have a decent washing machine but no tumble or dishwasher. Kitchen is fully equipped (although we're currently getting by without a toaster).
