Spacious double room with a high ceiling, large sash window, simple oak furniture and desk. Available from 26th June.

The room is at the back of our architect converted 3 bedroom house on a quiet cul de sac in Canton, next to Thompson's Park.

The living room has a wood burner, large TV if you like that kind of thing. The living and kitchen spaces are open to each other. We have a patio space outside for chilling out in the evenings (if it ever stops raining).

There is a washing machine and dishwasher and a good 'lodger bicycle' if you need wheels :-) Bathroom is shared.

The house is off Romilly Road and on the 61 bus route which runs every ten minutes. Close to Chapter Arts Centre and local shops.

You are likely to be a graduate student, language student or professional looking for somewhere easy to live and study without too much distraction.

Ideal as a short term let for PhD, Master's, professional working away on contract or language student.

We try to be tidy but sometimes fail. We do keep the place clean without worrying too much about who does what, and you are expected to clean up after yourself. Loo rolls also magically appear in the bathroom and shared stuff like dishwasher powder, kitchen rolls, laundry ecoball etc are provided. You will need to help every now and then looking after the shared spaces eg hoovering, cleaning the bathroom.

I'm a failed veggie, don't eat a lot of meat and would prefer to share with someone who also tries not to eat animal products.

There is not a massive amount of storage in the house, no garage and no loft, so not good if you are moving from a much larger place.

You will also need to like (badly behaved) animals - we have a dachshund who thinks he is human and three cats who don't do as they are told. The cats get in and out via the bathroom and have the run of the house, they eat dried food. The dog is very small, quiet and friendly and eats raw meat.
