Furnished double bedroom in Bottesford area

Hi, I am a 35 year old teacher looking to rent out a double bedroom in my 2 bedroom house. I'm very friendly and easy to get on with.
The room itself has wardrobes and a double bed. It overlooks the garden and is in a peaceful area. The front of the house overlooks fields and a beck. The bathroom has an electric powered shower which is heated by combi-boiler so hot water is on tap constantly. I have wireless internet and sky tv.
There is a garden to the front and rear. The house is over looking fields and a beck. Parking is on the drive or on the road at the front of the property.
If you smoke that is ok, as long as you smoke outside and not in the house at all.
Food, toiletries, personal items are your responsibility and not included in the rent.

A bond of £150 is required and rent is to be paid in advance (preferably monthly, but weekly is acceptable). References required.
