Room to rent - 55 pound per week

Room to rent in my house. 5 metres by 3 metres. It's a 2 bed house with a high fenced rear garden with vehicle access. Loads of parking out the front. I'm in the very last house on the road so it's quite quiet. House itself is cosy and room very recently decorated.
Room is available NOW! :0) I'm very clean, tidy, and respectful. The house is very quiet. I work 60+ hrs a week so only seem to eat/sleep there! Rent is 55 pound per week. Internet is included and the room has it's own Virgin router for internet and you're own tv channels. No other bills! There's a washing machine, fitted out kitchen, with everything to use; plates, cutlery, etc.. Curtains, new double wardrobe, and new chest of drawers in the room. No bed as people don't seem to like 2nd hand beds?
The 'pet' is a rabbit that's lives in the garden, and although I smoke I don't do so in the house.
