The double bedroom available is North facing and enjoys views over the rear garden and lawn and is next door to the family Bathroom. Being North facing it, therefore, benefits from being sheltered from direct natural sunlight, which can make front-facing rooms here, overly bright and hot. Its also the quietest room in the house and would benefit light sleepers or persons working variable shift patterns.

It has also undergone some slight modernisation and been fully redecorated. Currently the room benefits from a range of fitted wardrobes and chest of drawers and a complimentary bedside table. The room already has its own CH radiator and a new flat screen TV has been connected as part of the modernisation process with DVD and Freeview function and is situated inches away from the family bathroom next door. The room would therefore, suit persons with a lower budger who just wants something tasteful, spacious, comfortable modern and clean and fitted with a great bed.

All rooms in the house are warm and comfortable and benefit from radiators powered by a new (over spec)Gas Combi-Boiler and being a new build - has an 'A' grade energy efficiency rating.

The house is centrally located in the village and situated in a modern housing estate in a private courtyard (unadopted). It is therefore set away from a main road and is thus a peaceful and quiet retreat and largely unaffected by any traffic noise. There is ample secure parking for residential use including paying guests and because it's privately owned, its free from would-be parking-space usurpers.

Housemate(s) would be able to share all facilties of the house including a spacious Living Room, Dining room, a large and extended kitchen with modern units (which is fitted with a 7 x ring gas burner stove with double oven) and integral appliances (e. g. Washing M/c/Dishwasher). All guests have access to the family bathroom with toilet, handbasin and shower as well as the downstairs WC just off the entrance hall and beside the front door. The property also comes with an enclosed and private rear garden with spacious sundeck and lawn which makes it ideal for outdoor types who enjoy Bar-BQ's, drinks parties, unobserved private sunbathing, relaxing in the sun or 'chillaxing' on balmy summer evenings.

We already have pets (2 x friendly English Springer Spaniels) and so alas we could not accommodate persons with pets for this reason. Demarcation barriers exist which restrict their access to downstairs areas only.

My wife and I are the current occupiers and we both work during the day in full time professional positions and have arrangements in place for the welfare of our dogs whilst we're out at work. We are both 50 ish and happily married and invite potential lodgers, regardless of age or gender, to stay with us. We both lead busy lives and for this reason we're looking to accommodate a 2nd lodger on a long term basis. Age unimportant, however, preference will be given to domesticated housemates who are content to be self reliant and capable of living independently. In return we offer a warm comfortable and family home 'set up' and an environment where responsible adults can feel safe, secure and happy and where we hope long term friendships can flourish. To these ends my wife and I share the following ethos - People are only strangers until they meet, thereafter, they become friends.

Our home is ideally situated within the village which has its own blend of shops/amenities etc and close (1 mile) from nearby Wombwell with its shops, Banks and nightlife. Barnsley Town Centre is only 4-5 miles away and it's only a 5 minute drive to Wombwell Train station with its ample secure parking for commuting further afield like Barnsley (5 mins), Leeds, Huddersfield and Sheffield by 'fast train' links and is only 15 minutes by train to Meadowhall. The property is only a 15 min steady car journey (either way) to J36(M1) or J37(A1) and a 20 minute commute to both Doncaster or Meadowhall by car. Lodgers without vehicles are also well catered for with good bus services to Wombwell, Doncaster or Barnsley.

Guests are free to lead their lives as independantly as they please and the price is inclusive of all utility bills. Would be housemates would be allocated their own food storage facilities including the use of an integral fridge and separate freezer in the kitchen. Bulkier belongings can also be securely stored in the garage or garden shed like cycles, golf clubs, ski's etc.

A deposit of £100 will secure this room if a would-be housemate is unable to move in immediately. This will be coverted to a refundable bond when they actually move in. Previous disappointments means that unfortunately rooms cannot be reserved without a deposit or prompt a temporary retraction of this advert.

PS Broadband installation has been booked for 30th May with Talk Talk. All guests will have access to this facility together with free off peak telephone calls.
