Large Double Room in shared house in Broomhall

Hi, we're looking for a new flatmate to join our lovely house. We're a sociable bunch who enjoy hanging out together, attempting to win the pub quiz, going exploring in the peaks or for a picnic at a park.

The house is a large two floor flat on a very quiet road in Broomhall, you can walk to Ecclesall Road, RHH, the universities and into town easily from here.
The rent is £315 a month and we split the bills between us but they're about £65 a month.
The flat has two bathrooms, two toilets, an extra spare room (which we've put a double bed in - fab for guests, and also good for any extra storage) and a shared kitchen/living/dining room- which is where you usually find us!

The room is available from February, although with the spare room we can be flexible with moving, we have a rolling 6 month contract.

There's an admin fee from the letting agency of ~£75 and the deposit is around ~£290

We'd like someone who is looking for more of a home than just a room in a house, someone who is tidy and clean and easygoing, and if you're good at pub quizzes and like a film night that's a bonus!!

PS. The room in the photos is the available one, it's a weird shape so I can't get it all in, there's an entire triple wardrobe and shelving set not shown in the photos, I have a lot if stuff so it looks pretty full, as an indication of size currently it has two wardrobes, a double bed, a piano, two chest of drawers a desk and room to move around so it's pretty big, you can always choose the spare room if you prefer that one though!
