The house is conveniently situated near to both the popular Broomhill and Crookes shopping areas, main bus routes and is only a 20 minutes’ walk from the University Arts Tower.

The large ground floor front room has a bay window and is furnished with small double bed, large wardrobe, chest of drawers and desk/work station.

The house has a shared living room furnished with a dining table, settee and television. There is a separate kitchen with large larder fridge, freezer, microwave, gas hob, electric cooker, washing machine and dish washer.
On the first floor is a shared shower room with large shower, wash basin / vanity unit and WC.

The house has a fuel efficient Combi central heating boiler which also provides hot water to the shower room and kitchen. There are mains powered interlinked smoke/ heat detectors in every room and circulation areas .

The water charges, Wi-Fi /internet and TV licence are included in the rent.
The gas and electricity charges are not included in the rent.
There is on street car parking.

This is a student only house and is therefore exempt from Council Tax.
