We are looking for one more student housemate in their 20s - early 30s who is responsible, considerate and friendly.

Our newly available Room 5 at just £79 per week all-inclusive is the best value accommodation in Crookes.

We take great care in putting together housemates who will contribute to a very positive sharing experience for everyone, as the references from our guests in this and preceding years will confirm.

The house is in Crookes, at 2 Cobden Place, just off Cobden View Road. It's a 5 - 15 minute walk away from the nearest and farthest University buildings, and 3 minutes walk away from Crookes High Street, one of the most pleasant areas in Sheffield, with lots of decent shops, cafes, etc, and good bus services.

All rooms throughout the house are fully furnished to a high standard.

The three rooms at £94 / £99 per week are all double rooms, with double beds, wardrobe, desk and chair, and drawers.

The two rooms at £89 / £79 per week are slightly smaller, the former with a new double bed, wardrobe, drawers, desk and bookcase, and the latter with a smaller (122 cm / 4 feet width) double bed, wardrobe, drawers, desk and bookcase.

The house itself has a shared living room, a newly renovated kitchen and living room, and three newly renovated bathroom facilities - one full bathroom including a bath with shower plus sink and toilet, one bathroom with a shower and sink, and one separate washroom with toilet and sink downstairs.

There are spaces on the cul-de-sac and the road just outside the house to park for free, if you have a car or for your visitors.

The house is fully kitted out to a high standard with a washing machine and tumble dryer, stove, microwave, toaster, kettle, fridge freezer and also a second fridge; we have unlimited download, super-high-speed BT Infinity internet, and we had a new, high-efficiency central heating boiler installed 4 years ago and all gas fittings have been safety re-certified.

The central heating and the hot water are controlled solely by the tenants, i. e. are abundant and always fully available.

We have a recently refurbished and very useful communal cellar, where we keep the brand-new top-quality tumble dryer, and the cellar also has shelving for your extra storage.

The rent is £79 / £89 / £94 / £99 per week which covers rent and ALL bills, including insurance, utilities and all of the services - electric, gas, water, heating, BT infinity super fast broadband and the TV licence.

Rent for the academic year is payable in instalments, directly after student loans go in, or monthly payments can be agreed for overseas students

There are no other fees of any sort.

The security deposit for the house is £400 p. p., contracted to be paid back at the end of the tenancy.
