Hello, I'm Laura, landlady of this property and I live in London. The room that is available used to be mine and is lovely.

There is one other tenant in the house, Steve. I can vouch that he is clean, tidy, considerate and very easy to get along with and was a great housemate (now friend) to live with before I moved. Steve enjoys cooking, baking, drinking wine and photography.

He isn't a housemate who spends all his time in his room, but works hard as a Professional in the week and when we lived together we would cross over for a chat, occasionally food, on weekdays and then see each other a bit more at weekends but also pursued our own social lives.

The room to rent is the largest in the house. It is decorated to a high standard with matching furniture and very comfy double bed with new mattress. It also has lovely views over to the church and catches the sun.

There is a spacious walk-in wardrobe, chest of drawers, two bedside tables and desk; so plenty of storage.

The house is a large period property and will only be rented to you and Steve. It has a clean modern bathroom; bright, sunny newly decorated sitting room; modern kitchen; dining room and private rear garden which catches the sun. I am looking for a tenant who will take care of the house.

Location is excellent just off Ecclesall Rd next to Banner Cross shops and has access to lots of local shops, restaurants, pubs and transport links into the city centre.

Rent includes Council Tax. Gas, Water and Electricity are additional. Deposit required. No students please.
