Double Room for Rent in 3 bed semi

After my last housemate let me down, I’m left again with a room to rent, which is available immediately.

I am also trying to get my other double room ready to rent, so shall have that available soon, hopefully by September at the latest.

Hi, I'm Richard, I’m 43 but get on great with people of all ages.
I'm looking for a new house mate to move in ASAP, plus I hope to have another room available for September at the latest.

If you want quiet time by yourself, then my house being so quiet, is ideal for that.

I am happy to consider anyone, male or female of any age, who is clean and tidy and sensible.

I also need someone who is stable and reliable who won’t suddenly move out without any notice, as my last housemate did!! I understand circumstances can change, but I need some advance warning, so I have time to re-advertise the room!
I don’t ask for much, just honestly and integrity.

My home is a good sized 3 bedroom semi, with large garden to the rear, which has a great raised patio area which catches the sun fantastically all year round. There's a lawn and decking too (which I maintain). It's a lovely garden and a great place to chill out and unwind.

To the front, there is ample on street parking available. The road is a quiet estate road.

I have one double room available from right away and hopefully another from around August time, which will come furnished with a double bed and walk in wardrobe and a chest of drawers. There is plenty of space for other furniture if you have your own.

Just bring your own bedding etc.
Both rooms are fantastic rooms, which are bright and airy and modern and pics shall follow of the second room, once it’s ready.

There is a shared bathroom with electric shower (very nice and hot) a galley kitchen and shared reception room, which is dual aspect with patio doors to the rear (lovely bright room)

The house is in a quiet estate in a large village, on the edge of the countryside in the North of the City, with plenty of places to go walking, cycling etc and with easy access to the Peak District.

Access to amenities is great, being close to the local Co-Op and Heron Foods (5 mins walk), with a large ASDA just a mile away, Morrison's and Aldi just 3 miles away, plus Post Office, Doctors, Chemist and Dentist all within 10 minutes walk.
Plenty of nice local pubs too and some great places to eat out and plenty of takeaways who deliver locally.

Transport links are fantastic too, with the M1 being a short drive away. Great for access to Meadowhall! It only takes around 15 to 20 minuets to get to Sheffield city center too, depending on the time of day. I used to work near the city centre myself and it only took me 25 minuets at peak rush hour.

There is a railway station only a mile away (Chapeltown) and bus routes which run into Sheffield from the end of the road (2 minutes walk to the bus stop!)

There are also great links to Leeds and Manchester via the M1 and A628 (Woodhead), plus Rotherham, Barnsley and Doncaster are within easy reach.

Smokers are welcome as long as you please smoke outside.

Bills are included.

I do like to keep a clean house so all I ask is that house mates chip in and clean as they go :-)
