4 bed recently refurbished property to rent in Crookes, Sheffield - less than a minutes walk from the high street.

There are three large double rooms to rent. One on each floor and an attic room with three large Velux roof lights. The rooms are fully furnished and come with a double bed (new, high quality mattress), chest of drawers, large desk, shelving unit, large standing wardrobe and a bedside table.

The smaller single room has a single bed with new mattress, big wardrobe, chest of drawers and a desk with lots of storage. Three under bed drawers also increase the storage space in this room. This room is also cheaper than the doubles.

The house has a good sized living room with two large, comfy sofas and a dining room set. The kitchen is small but fully equipped - with gas hobs, an electric oven, microwave, toaster, kettle, and washing machine/dryer. The bathroom has a brand new shower, toilet, heated towel rack and wash basin.

The boiler is new (95% efficient condenser model) and so bills are kept to a minimum. Water bills are included in the rent but gas, electricity and broadband are not. We currently have fibre broadband and three double rooms have Ethernet cables wired to it (the same could be done for the single room but the WiFi signal is excellent).

My parents own the house but live in Oxfordshire so I tend to take care of any issues that arise with the house pretty much straight away - no faffing around with agents! (I'm one of the guys living there at the moment).

The garden has a small vegetable patch, a picnic table and a BBQ area. There is also a secure fixing for bikes to be locked up to, though I keep mine in the cellar.

The cellar stays mostly dry during the winter and there is plenty of storage space.

The house is available to rent for postgraduate or mature students and young professionals. Council tax exemption certificates need to be supplied by students wishing to move in and all non-student need to pay council tax.

The rent is £300 per calendar month for the double rooms and £250 for the single room.
