We have FOUR ROOMS to rent to a group in a LOVELY HOMELY 4-bed house in CROOKESMOOR (student central), Sheffield for the year 2015/2016.
The house is fully furnished and very well equipped.

Where? Roebuck Road - 5 minute walk from the Student's Union, 10 minutes from the RHH and very close to the law school and geography buildings. It is a two minute walk to the local Sainsburys/Co-Op and a 10 minute walk from infirmary road Tescos. The house is situated 10 minutes from Goodwin Sports Centre.

When? July 1st 2015 - June 30th 2016

How much? We are happy to price the rooms individually to reflect their different sizes and your different budgets. This will also gives you the advantage of a separate tenancy agreement: £65. 00/week (large double rooms), £67. 00/week (extra large attic room) and £55. 00/week (single room) (THIS INCLUDES INTERNET, TELEPHONE LINE RENTAL, TV LICENCE AND BASIC CABLE PACKAGE - worth £3. 50 per person, per week!).

A deposit of £250 would be required per person and held with the Deposit Protection Service.

Water bills and electricity/gas need to be paid by the tenants (usually approximately £27 a month each). Students are exempt from council tax payments.
The house has full double glazing and we have we have fitted an efficient combination boiler to keep your gas bills down.

The house has a a lounge/kithen which provides a communal area for socialising or watching the tv/dvd player we provide, as well as cooking and eating. The kitchen is kitted out with appliances, including: a washing machine, fridge-freezer, microwave, gas oven, kettle and toaster. There is also a traditional larder, which is great for storing lots of food. A hoover, iron and ironing board are also provided.
The bathroom has a bath with overhead shower, a 4 shelf storage unit for toiletries and hooks for towels.

Each bedroom has a desk, office chair, matching modern furniture, shelves, mirror and pinboard. The double bedrooms are all light and spacious, with massive desks; one has a walk in wardrobe. The attic room is even larger, with views over Sheffield through the velux windows. The new roof and modern insulation ensures it is very warm. The single room has ample storage and a lovely view of the south facing garden; it too has a large desk.

Outside, there is a south facing, sheltered garden with space for BBQs or studying in the sun. This will be regularly maintained for you. There is free on street parking outside the house.

The house has been newly refurbished in the last 5 years. Indeed, our own daughter lived in the house for 4 years so this was an extra incentive to make it safe and well maintained. We have also been fortunate to have lovely tenants. Our attitude is that we want to provide a comfortable and safe place to study and relax. Some things we have done to ensure this are:
- New roof and modern insulation (2010), keeping the house warmer and the bills lower
- Damp proofing carried out on affected walls (2010)
- Decorated from top to bottom in 2010
- Any damaged decor is always touched up before new tenants move in
- Brand new carpets and curtains throughout in 2010
- Landlord Gas Safety Certificate and Electrical safety check as is legally required
- New electricity consumer unit fitted in 2010, to ensure your safety
- New combination boiler fitted in 2011, providing economical hot water and heat
- Double glazing throughout
- Radio linked smoke alarms on all floors, plus a heat detector in the kitchen
- Carbon monoxide detector and fire blanket in kitchen
- Fire door on the kitchen
- Burglar alarm system and automatic lighting over back door
- New composite back door and locks (as recommended by police) fitted in 2012

Finally, we have tried to create a home by adding extra touches such as mirrors, pictures, armchairs and cushions.
