Single room, shared house, garden, parking, cat

Hi, I have a single room available to rent in a nice, warm house in Walkley, S6. The rent is £240 per month which includes water rates and phone/broadband. Gas and electricity are paid separately. The bond is £300.

The house is lovely and clean with plenty of light. It has free on-street parking, a garden, a cellar for storage, a large dining kitchen with washing machine and chest freezer, shared living room with electric fire, and a bathroom with bath/shower. The room has a single bed (with space for underbed storage), desk & chair, shelves, a set of drawers and a wardrobe. It's a quiet street with an ASDA, plenty of take-aways etc. less than 5 mins away. The University is a 20 minute walk downhill or the 95 bus stop is at the top of the road.

I am a 25 year old PhD student at the University of Sheffield and I have a cat. I work part-time, train for taekwondo 2 nights a week and have an active social life so won't be hanging around the house all the time - but am looking forward to having a friend to live with!
