Room to Rent in my home

Offered to rent in my house: -
Double room with double leather bed, 2 double wardrobes, built in cupboard, drawers, chair, colour TV with Freeview etc.
Included in rent: -
Gas, Electric, Water, Wi-Fi, Council tax, cooking facilities, washing machine, dryer, fridge, freezer, garden space and lockable bike store (if required).

What I am looking for in a lodger: -
Someone who works hard either as a professional or student (not someone who stays in the house all day) - so preferable is a full-time worker or university student.
Someone who is clean, tidy and respectful.
Someone not too noisy who doesn’t bring loads of friends’ home.
Someone who mostly keeps themselves to themselves (at home) as I do – so own space given.
Age group 25-50.

There is no lounge/sitting room facility for the lodger just their own room with use of bathroom and kitchen.
Rent of £320 is payable every month at a date to be agreed (usually 1st of each month). There is a £75 fee to secure/hold the room.

References and ID will be checked.

Property is close to 52 bus routes to town centre or there is on-street parking (wherever there is a space). Crookes is a short distance to Sheffield University (walkable even).
The room is available NOW. Long and short term considered. The property is a safe clean environment.
