Double room to rent in Walkley

Double room in shared mid-terrace house in Walkley.

2 postgraduate students looking for flatmate to fill the third room as of July ideally (but should be fine to move in as of 20th June if you want), up until end of June next year. Someone to take the room for the full contract would be ideal but we would consider taking someone for part of the year possibly. We're both generally fairly busy with work but occasionally cook together and get out to the pub from time to time. If you're interested in getting out in the Peak District/photography/playing music/doing 'nerdy' DIY 'projects' (useful or otherwise) then that's a bonus too.

The room is on the 1st floor. Fully furnished, plenty of storage in the room (free standing wardrobe plus walk-in type deal in stairwell). Cupboard space in and kitchen and elsewhere. Oven/cooker, microwave, washing machine, shower/bath, fridge freezer, small TV, sound system and sometimes a bodged-up movie projector in living room. Concrete yard out the back with a good view, although we haven't ever done anything with it (could be up for fixing it up a bit though). There is also a small 4th bedroom which we mostly use for laundry and storing bulky stuff but can be tidied up for guests. Also a cellar. On-street parking.

Bills generally come to about £50 per month (utilities, water, broadband). Council tax would come to £750 per year if you're not a student/otherwise exempt. Contract is 12 months in principle but it can be replaced at any time during the tenancy (ie, you can move out as long as someone can take over the tenancy for the remainder).
