The rent shown excludes bills. The present lodger is paying a fixed contribution of £100 per month to cover all bills except food and phone calls.

Peaceful rural setting between Newmarket and Cambridge with great cycling, walks, running and riding on the doorstep (and amazing wildlife). There is also a pub in the village and an award-winning pub-restaurant in the next one.

I'm looking for a clean and tidy non-smoking housemate who will be fine with the resident animals (two young cats and two horses).

As you can see from the photos, there is plenty of green outside space although it's not a formal garden. (Would-be gardeners are welcome as that's the next project!)

There are two railway stations (with free parking) within 6 or 7 miles, at Dullingham and at Newmarket with regular train services to Cambridge and London in one direction and Bury St Edmunds and Ipswich in the other. You would need a car as the local bus services are very limited.
