THE ROOM:

Decent sized single room to rent in an end of terrace townhouse in Mildenhall.

The room is fully furnished with: single storage bed, bedding (if required), bedside cabinet, built-in wardrobe, chest of drawers, laundry basket, chair, lamp, curtains, pictures, mirror & rug.

THE HOUSE:

A three-bedroom end of terrace townhouse, situated in a very quiet cul-de-sac of St. John's Close with lots of parking spaces right outside the property. The house has fibre-optic wireless broadband, gas central heating (electric heating in the room), washing machine, dishwasher, various cooking facilities, fridge, freezer.

The house has three bedrooms in total - one occupied by me & my partner (Male; 32; professional), a second which is also available and the third room is the one listed here.

THE LOCATION:

Very accessible to both the A11 & A14 which are great links to Bury St. Edmunds, Newmarket, Cambridge, Thetford, etc. Mildenhall it is also close to Ely, Brandon & Lakenheath. There are also regular bus routes.

The house is located very close (less than a minute's walk) to a convenience store/post office and a very short walk to the local library and a very short drive to 3 petrol stations, post office collection point, garages/auto centres & the leisure centre. Also a short walk/drive to the town centre where there are a shops, pubs & restaurants, supermarkets, banks, two doctors surgeries, a dental practice, bus station, taxi rank, swimming pool, etc. The house is located very close to Mildenhall Woods, which is great for walking.

THE LANDLORD:

My name is Tom and I am a 30 year old British male. I own the house and I work full time near Cambridge. I have a yellow labrador who is very well behaved, completely trained, etc. I would never expect a tenant to look after my dog for me, so she goes to a sitter whilst I am at work. I have friends and family who live close by whom I see regularly. I'm told I have a good sense of humour. I do not smoke and do not like smoking in the house (smoking in the garden is fine though). I enjoy gardening, as you will see in the Spring/Summer months.

THE TENANT:

I am looking for either a male or female professional who is clean, tidy and hygienic. A non smoker is preferred. I'd rather not live with a couple and no DSS. No children either - sorry. Also, somebody who isn't opposed to living with a dog would be a huge bonus!!

THE RENT:

The rent is just £350 PCM, paid in advance. This will include all bills. Standard cleaning supplies will be provided, however own washing powder, toiletries, etc. will need to be provided by the tenant.

I will need to meet with you before you move in and a tenancy agreement will need to be signed. A security deposit of £200 will be paid upon signing said agreement, along with the first month's rent.
