Your room is the Box room of the house apparently but at 3.94m x 2.31m it is a fairly large box room.

Your room is at the back of the house overlooking the garden giving you a great view from bed or desk (depending on how you set up your room).

Single Bed with mattress, desk with chair, fitted wardrobes with draws and a separate open cloths rail all provided.

All but wardrobe can be removed on request if you wish to bring in your own furniture.

The room has laminate flooring.

You will have access to the family bathroom and seperate showerroom that you will share with 2 other house mates (the 4th has an en-suite).

The House

A superb and very spacious 4 bedroom Victorian end of terraced townhouse situated in a very popular and sought after road.

The house is 5 minutes walk to East Croydon Train/Tram and Bus Transport Hub (From East Croydon you can be in London Victoria in 18 minutes or London Bridget in 12 minutes) and no more than 10 minutes walk into Central Croydon.

Lots of Nice Open Shared Space

There is a shared lounge/ dining & kitchen area (the ground floor essentially) for all tenants and the garden is also shared. The lounge has a sofa, sofa bed, dining room and chairs.

With one of 4 bedrooms being en-suite it leaves remaining 3 bedrooms with the shared use of one large bathroom and separate shower room.

The garden is a great place to relax when the sun is out and with it being so quite its hard to tell you are in a city centre location!

With the property laid out over 4 floors you will not need to be on top of each other with plenty of space and of course the privacy of your own lockable rooms.

Wi-Fi is available on all 4 floors throughout house (current tenants happy with speed throughout).

An arch leads you into the open-plan 3.96m x 2.2m fitted kitchen with integrated dishwasher, washing machine/tumble dryer, Fridge Freezer, Double Oven and Hob. Kitchen Window offers view over back garden, beyond which is a school playing field.

The field is used by the school during break-times and for a boot sale on occasional Sundays but noise has never been highlighted as an issue when my family & I lived there or by current tenants.

Description of Garden

The garden is 13.72m approx. long and benefits from side access. 2 sheds situated at back of garden offering plenty of storage. Just outside the back door as you go into the garden you have a large patio area for your enjoyment.

Parking

Residential parking permits are required and cost £80 a year for the 1st car , £126 for a 2nd car and £305 for a 3rd Car. Each applicant will need to also pay a £30 admin fee. (Permit price correct at time of advertising. This may vary â€â€ œ please check with Croydon Council website for current pricing and how to apply).

Please note parking is based on 1st come 1st served basis in the house. For example if no other tenants in the house have a permit you will pay £80 but if you happen to be the 3rd you will need to pay the higher fee. This will be a transaction between tenant and Croydon Council only.

On Street Parking is by meter however discounted visitor permit books can also be purchased from council for visiting guests.

All Bills Included

Your life is complicated enough right? So in this case all your bills are included in the monthly rent (including water, gas, electricity, Wi-Fi, council tax, TV licence, and fortnightly cleaning of communal areas (halls, kitchen, bathroom, shower room and living room).

Tenancy Contracts

Provided as standard as 12 month contract with a 6 month break clause (i. e. stay minimum of 6 months after which you can serve 2 months notice and leave if you wish).

Non-Optional Fees for tenants:

In the interest of fairness I keep charges low and if you stay beyond 12 months I do not envisage any further charges for new tenancy agreements or administration unless you wish to make material changes.

Referencing & Tenancy £99 (Non-Refundable)

Inventory Make - £49 (Non-Refundable after referencing)

On agreeing to take the room I will ask you to transfer the fees above (total of £149).

The first £99 is non-refundable but in the unlikely event you fail referencing checks and we do not proceed I will return the remaining £49. If you pass referencing the full £149 is then non-refundable.

Your Deposit:

Deposit of 6 weeks or 1.5 x the PCM rent is taken upfront. This is payable to the landlord before moving in. Within 14 days of you providing me with the deposit it will be placed into a formal Deposit Protection Scheme (DPS) account and appropriate paperwork provided to you.
