Large double room to rent in private house in Guildford in a fantastic location.

The room is large, bright, and airy and is located on the second floor of a three story town house with modern bathroom opposite, shared with one other female.

The room has just been refurbished with new carpet and also been re-decorated.

The room is large enough for double bed and bedside tables (provided) and has large fitted wardrobes that reach back under the stairs, providing lots of storage. There is room for a desk. The room looks out over the garden and playing fields beyond.

The shared facilities downstairs consist of a large open plan living, kitchen, and dining area with conservatory, decking, and garden.

There is ample off-street parking.

The house is situated in a small, quiet cul de sac of modern houses.

Just outside there is a bus stop into Guildford town centre. (10 mins). The town centre and mainline station can be walked in about 25 minutes along the river tow path.

It is approx. a 20 minute walk to the University and Royal Surrey County Hospital.

The A3 is easily accessed for London, Portsmouth, and the M25.

The household consists of myself and my husband and another 27 year old male lodger who works as a carer in a retirement home who rents the top floor of the house.

We are professional people who go away a fair bit as we have a motorhome and a 2nd home in Dorset.

We are looking for another professional person who can be trusted to be responsible in our absence.

This is a private residence and not a "house share" type set up. Although we are friendly and sociable, this house is not suitable for anyone who wants to party with house mates or have a social life dependent on the people in the house.

It would also not be suitable for someone who wants to have lots of guests/friends/partners staying on a regular basis.

It would suit a professional person looking for a clean, tidy, friendly, peaceful, and respectful place to live and relax.

The room is "single occupancy" only.

The price includes all bills, council tax, Sky TV, internet access, tea and coffee, cleaning & laundry materials.

Please note that we have 3 friendly cats but there is no expectation of a lodger looking after them, as they travel with us when we go away on business, in our motorhome, or to our other house in Dorset. :)

Deposit of £300 required. There is no smoking in the house.

This room is available on a long term basis but may be available at a premium for any term under 6 months, depending on the circumstances.
