Double room in fun & friendly house, Kingston Hill

After 6 years of loyal occupation, Polski is moving out to start a family home- seeing as having a baby around would kind of kill the vibe! We are now looking for a new house mate to join us from April in this 3 floor, 5 bed house share. You would be joining 5 other people in what is a friendly house, in a nice location. We're after someone who is 21-27, clean, reliable (i. e pays bills on time) and who would become a friend, not just a housemate who hides away in their room. We all work and are looking for someone who can respect others need for privacy, but equally will enjoy socialising in the communal spaces, coming out with us, becoming part of our social circles etc... We all work in various different sectors, so there is a range of interests in the house. If you like the idea of cooking group meals, fancy dress, sports, DJ sets and all the other usual good stuff then you will probably like us. Don't assume the below market rate rent reflects a low standard property - we are lucky to have a landlord who cares more about reliable and respectful tenants than his income.

NOTE: SORRY, NO COUPLES.

The room: a small double on the top floor, carpeted and furnished with wardrobe and bedside table. Additional storage space is available in the airing cupboard immediately outside the room. We also have a loft for those requiring extra storage. The room is at the back of the house, and looks out onto the garden.

Us: 21-27yr olds. We try to keep the house tidy, but are not OCD. Bill responsibilities are shared between us. We work fairly normal hours and generally go out at weekends, though mid-week sessions aren't unheard of! We work in various industries/locations andl into sports /the outdoors.

You: We are after someone who will fit in with us, and not just another body to fill the room for the sake of it. You won't be looking for a 24/7 party house, but equally won't be a wet flannel that hides in your room. You will value a social house with spacious communal spaces, and respectful housemates. The tenancy is 12 months, thus we would like someone interested until May 2017. Obviously, if work location changes etc it is possible to leave earlier - but we will give priority to those looking for a longer term. You need to be reliable with rent and bills, tidy and willing to do your share towards the upkeep of the house and garden.

The house: A lovely five bedroom, three floor, town house with garden situated on a quiet cul-de-sac. We have three toilets and two bathrooms. Modern fitted kitchen with dining table (see pic) and a spacious living room (now with better TV than seen in pic!). Plenty of storage space with various cupboards + loft. The garden is reasonably sized, and a great hangout in the summer. A peaceful and very safe area, the house is located between Kingston Hill and Richmond Park, with buses towards Putney/Wimbledon/Richmond/New Malden 4min away and Norbiton train station an 8min walk- getting you to London Waterloo in 28 min or Vauxhall in 24 min. There are local shops up the road, and ASDA Kingston isn't far. Kingston town centre (5min on bus) has an extensive variety of shops. Those needing parking would need to buy a permit for £80/year. Richmond Park is very close by - a haven for runners and cyclists.

Money: The landlord is private, so there are no agemcy fees. Deposit is a months rent. Rent is 420pcm and bills come to approx 80pcm each. We have Virgin TV & broadband. Landlord will require a reference from your previous landlord and a payslip or letter from employer confirming employment. Sorry, but we will not consider students or couples.
If you'd be interested in viewing the room please drop us a line, writing a little about yourself and your current situation/job etc. In the past we have had overwhelming interest in our rooms, so we can only reply to those we think would be suitable (sorry to sound like a job advert!). Weekday viewings would need to be after 7pm and weekends we're flexible.

NOTE: When we have advertised for new housemates in the past we always have allot of interest. We've taken the time to write a decent ad, in the hope that it shows we really care about who we live with. Please ensure you go to the effort to write a bit about you in turn (especially if you don't already have a spareroom profile) and why you think you'd be a great addition to the house.
