Quiet Single Room.

Hello !

We have a single room available in the Kingston area.
We're looking for a nice, considerate, reliable, professional person who is about 30 to 60 years of age, for a shared house.

We are looking for someone who wants to live here for an absolute minimum of 6 months, but we would prefer to find somebody who wants the room for at least a year, or even longer.

The room is in a nice, quiet, peaceful house, so we'd like to keep it that way, please
Kitchen, Bathroom and common areas are all recently re-decorated. Bathroom and toilet are separate.
There is a front and back garden.
Two references will be required :
one preferably from from your current landlord, the other from your current employer.
Credit checks will be made.

The room is fully furnished with a single bed, cupboard, table with drawers, and an armchair.
This room is airy with good natural light and centrally heated. Which gets nice and warm during winter.
Parking is OK in the street.

Also, please ensure your profile provides some details about yourself. For example, your age and your profession, etc. And maybe the kind of share you are looking for.

The Location is in the Kingston KT1 area. Kingston Town centre and New Malden are within easy walking distance.
Norbiton train station is 10 minutes walk away.

The rent is £580 per calendar month. To be paid by standing order from your bank of choice.
The deposit is £580.
Rent includes, Water rates, Gas, Electricity, Water and Council Tax.
And also, internet is provided free, with powerful WiFi.

Kitchen includes use of the Washing Machine Dryer, Electric Hob, and cooker. Plus Fridge and Freezer.

Shower room has a Shower Cubicle hand basin.
The Toilet is separate and situated downstairs.

You will have a responsibility to keep your room clean and
you will also have a shared responsibility to keep the shared communal areas clean and tidy and as necessary and deal with the kitchen waste.
A Cleaning Rota for tenants is in place here.
You're turn to clean would normally happen around once every 5 weeks or so.

The Council operates a recycling scheme which we do stick to.

NO SMOKING, pets or children in the house, please !

You and the Landlord would sign a Tenancy Agreement Contract.
The Period needs to be a minimum of 6 months.
