Large double on Tooting/Mitcham border (w/ cats)

Large, freshly-decorated double room on Tooting/Mitcham border, a 5-8 minute walk from Tooting mainline station (6 mins to Wimbledon, around 30 mins to Blackfriars/City Thameslink/Farringdon) and around 10-15 minues on the bus to Tooting Broadway.

The room
It's a large double at the back of the house, with wooden/laminate floors and an original fireplace. It's furnished with double bed, large wardrobe, chest of drawers and bedside table, but you're welcome to decorate the room with your own personal touches.

The house

1920s/30s period property that I've been redecorating over the past few months, so I'm now looking for 2 housemates to share the space (and bills!).

- The street is nice and quiet, with friendly neighbours and a Co-Op & Tesco (open to 11pm every day) a few minutes walk away. There's also a fantastic pub down the road (The Gorring Park), with great ales & wines, delicious food, a free cinema room, supper clubs, comedy & music nights & beer garden.
- Open plan living and dining area with sofas and dining table. I don't really watch TV so it's not set up at the moment but will happily bring it out of storage for you!
- Separate kitchen extension with plenty of storage space, gas hobs, electric oven, washing machine, dishwasher etc.
- Decent sized bathroom with bath and powerful pumped shower.
- Gas central heating in every room.
- Back garden with plenty of space for BBQs in the summer.
- Secure outdoor bike storage.

- I have 2 cats, so it's probably not suitable for people with allergies.
- There's no smoking in the house but you're welcome to smoke in the garden.

- Rent is £700pcm, with all bills included - gas, electricity, water, wifi broadband, TV licence, home insurance etc, and I'll ask for a month's rent as deposit as well.

Me - I'm 33 and work as a Project Manager in the city. I'm into rock climbing and cycling so am out a lot of evenings and weekends with that, but enjoy cooking and relaxing when I am home.

You - I'm ideally looking for a reasonably tidy professional who wants a home rather than just a place to crash. It's not a party house, but guests are always welcome for dinner, drinks etc & I'd prefer someone reasonably sociable.

It'll just be the two of us initially, but I'll be redecorating the 3rd room and renting it out within the next month or so - you'll definitely have a say in who moves in as I'm keen to have a friendly atmostphere in the house! I'll also look to get a cleaner in once a week for the communal areas (included in the rent).
