Homely double room near Crystal Palace

Hello, I am looking to take a lodger in my spare room, now that I have renovated my flat. The flat is a maisonette (so no noise from above!) in a quiet, safe area, on a lovely street right near the local park.

The room has recently been redecorated to a high standard and is very homely. It is fully furnished and has a big window letting in lots of light. The room is a small double, but I am happy to purchase either a double bed, or a single bed (if you would rather have the extra room to walk about)

Transport Links:

9 minutes walk from Thornton Heath station (mainline to Clapham Junction in 14 minutes, Victoria in 23 mins or London Bridge in 27 mins).
10 minute walk from Crystal Palace Station (mainline to London Bridge in 22 minutes)
10 minute walk to Norwood Junction (mainline to London Bridge in 12 minutes)
Buses: 50, 250, 468, 450 (towards Brixton, Clapham, Elephant and Castle, Sydenham, or Croydon in the other direction)
There is also plenty of free parking available on the road outside.

There is a local shop nearby and a big Tesco next to the station. Crystal Palace is only a 10 minute walk away and has lots of lovely restaurants, pubs, cafes and shops.

My whole flat is roomy and comfortable, consisting of a large lounge/dining room, a large kitchen and huge bathroom. The kitchen has all the mod cons – dishwasher, washing machine, microwave, TV and huge fridge/freezer. The bathroom has both a roll top freestanding bath and double walk in pressure shower – hot water all the time. I have a large garden, patio and shed (I am a keen gardener!), which gets full sun all day and is not overlooked, so is lovely for al fresco dining and sunbathing.

Broadband is available throughout the flat, and you can link your ipad/laptop to my Sky account. This is included in the monthly rent as are all bills (gas/electric, council tax and water).

I am looking for a clean and tidy professional who is happy to do their fair share of the cleaning and clear up after themselves. I myself am quite quiet and respectful but sociable, and would like to live with someone who treats the room and flat as their home, rather than just a place to crash. That being said, I am perfectly happy if you would prefer to keep yourself to yourself, and this is definitely not the place to rent if you want a loud/party house. I would prefer a long term flat-mate and you must be non-smoking (including in the garden). Happy to accept visitors but maximum stay 2/3 nights a week. No couples.

Animal lover is absolutely essential as I have a medium sized dog. He is extremely loving and friendly, but I will not consider anyone with even the slightest issue with pets, or pet hair! I am very clean, but a few hairs are always inevitable! If you have your own small furries, I am happy to have them in the house (dogs are fine – if they are small and get on with mine, cats – no, anything caged (hamsters, rats etc) is fine too if they are happy to be kept in your room).

References required and one month’s rent as deposit. Rent is £500pcm inclusive of bills. No DSS. I am looking for someone to move in at the beginning of August.
