1 bedroom to let in modern furnished house

1 bed (& living space)to let, in 3 bedroom house. Very recently stylishly decorated by myself, just split with partner so could use the extra income.
Large kitchen and garden. All bills and internet is in with the rent price and there is also a third room (can't legally class it as a third bedroom) which can be converted into a second living space - I currently have it as a attic study, which I would not mind giving up. Room is also in the process of being decorated so if you get in quick, you can choose the paint!
I don't have a preference on many things as long as you are good for the rent and not untidy - would prefer a professional; males and females welcome. I am easy to get on with, clean and tidy, good (maybe dark) sense of humour, fairly laid back. If you can cook that's a bonus. Rent negotiable.
I work 8 - 5 so the house is usually unoccupied during the day and I'm out most weekends.
I also work in Sunderland town centre so should you require a lift on the morning/to the metro station I can accommodate.

So that's it really, anyone welcome, shoot me a message - unless you are a serial killer or have serial killer tendencies?
Can be viewed most evenings or weekends.
