Superb Ashbrooke property, all bills & cleaner

I have a very large, bright room available in my home, a superb and spacious property full of facilities on one of Ashbrooke’s most exclusive streets.

The house itself is a six-bedroom Victorian townhouse, full of period features, and formerly the Vicarage for Christchurch Parish in Ashbrooke. It has lots of charm, original tiles in the vestibule, original stained glass, Victorian cornice work on all the ceilings, carved wooden bannisters, original sash windows throughout, and solid wooden floors with marble fireplaces in most rooms.

I always keep one of the six bedrooms empty as a guest bedroom, and the use of this room is included in the rent for whenever you might want to have guests visiting.

The house is one of eight properties on an exclusive terrace in Ashbrooke, and the eight houses on the street share a private park that is just for our use. It is stunning in the summer time, and for all we are less than ten minutes’ walk from the middle of the city centre it is as quiet as living in the countryside because the property is set well back from the road. We have a gardener who keeps the private park in good order all year round.

The house has three bathrooms, one of which is enormous and contains a freestanding cast iron claw-foot bathtub. The bathrooms have both baths and showers, and are kept spotlessly clean thanks to our wonderful cleaners, who come every week and keep the whole house immaculate – and this is included in the rent. They do all communal areas, kitchen, hallways, bathrooms, and the lounge – and for a small extra charge they will even do your laundry and ironing if you want them to.

All bills are included – council tax, water, electricity, gas, and super high-speed fibre broadband, as well as TV licence. Use of all cutlery, crockery, pots and pans is included too. As part of the rent I also provide all toilet rolls, washing up liquid, bin bags, soap, towels, scourers, dish cloths, and cleaning supplies should you want to use any in your own room – when I say everything is included, I mean it! All you need to provide is your food and bedding, plus anything you want to keep in your room ☺

There is lots of cupboard and fridge space, as well as freezer space. There are two large freestanding fridge-freezers, as well as two under counter fridges / freezers. There are two washing machines, a dishwasher, and a tumble dryer.

The lounge is a space for everyone, like the rest of the house it is enormous and has a wood-burning stove, a desk, three very comfy sofas from John Lewis, and an enormous hand-made candelabra that I commissioned a local blacksmith to create. The house is full of eclectic things, and has a reading space filled with books, original artwork on the walls, and really nice touches everywhere you look. The lounge also has a projection screen and projector, perfect for movie nights.

In short, if there is a better offering for rooms in a property in Sunderland, I would very much like to see it.

The rooms:
I currently have two rooms available.

One is an enormous room on the second floor. It has a sash window that lets in lots of light, a carpet so thick your feet sink into it when you walk on it, a king-size bed complete with comfy mattress, desk, chair, wardrobe, drawers, and lots of shelving – both freestanding and wall-mounted, all of which matches. Even with all of this, there is still piles of room in the bedroom, enough space to even add your own sofa and have a private lounge space in there. This room is £410 per month, including all of the above furniture, bills and cleaner.

The second room I have available is also on the second floor, it is a space full of character with solid wood flooring, a brand new and high quality double bed, comfy mattress, set of drawers, and it also comes with an enormous built-in and lockable original wardrobe. This room has been fully re-decorated to a very high standard in August 2018, and still looks great. I would estimate its size as being roughly similar to that of a second bedroom in a new build property. This room is £320 per month, including all of the above, bills and cleaner. *this room is now let, please see paragraph above for available room*

The housemates:
So – currently at the house:
Me – I’m Mark, I’m 30 years old, and director of an arts organisation as well as a ceramicist (most of the pottery in the kitchen is handmade by me!) I love eating out, being spontaneous, and being creative.
James – is 28 years old, and works as a sports psychologist. James is quiet but chatty, loves sport, good food, and is very clean and tidy
Iliana – is 25 years old, from Crete, and is a teaching assistant. Iliana is also quiet, tidy, and enjoys cooking, relaxing, and movies.

Who would be ideal as a housemate?
A young professional would be ideal – someone tidy, clean and friendly. We all get along well at the house and there are no dramas – someone chilled and easy-going who just wants an easy, happy life would be tremendous. Sorry but I do not accept undergraduate students or those on DSS.

Parking:
For all we are very near the city centre, there are plenty of options for parking nearby. There is some parking in the back lane, also in the lay-by opposite, and on other streets within a couple of minutes’ walk from the house.
