Double room in Bilton, Rugby to rent All bills inc

I am a young professional working in Rugby on day shifts and I'm looking for a clean, tidy and respectful person to rent my spare room. The room for rent is a double room in a well presented 3 bedroom semi-detached house in a quiet area of Bilton. Very close to local amenities including: Tesco local, Co-op, Chinese, Indian restaurant and 2 pubs. There are great transport links such as being only 5-10mins to the M1 and M6, regular buses to and from town and the train station with great links to London.

The house has recently been refurbished though-out. With generous lounge area with reclining leather seats and 40" TV with SKY, medium size kitchen with microwave, toaster, kettle, fridge-freezer washing machine and tumble dryer; large bathroom upstairs with shower and another toilet downstairs, with a large garden at the rear and driveway parking at the front.

The room consists of a king-size double bed, bedside table, lamp, chest of draws, TV/DVD player and built in wardrobe. There is also plenty of room for any of your own furniture, such as mirrors, chest of draws, desk etc. There will be broadband with WIFI and bills such as Electricity, Gas, Sky and water will be paid for by myself.

I'm ideally looking for another young professional like myself, preferably a non-smoker and strictly no couples, DSS or JSA. Also, I would like to let the room out for between 6-10 months, but I am flexible. I will be asking for a £300 security deposit that will be fully prepaid at the end of the agreement.
