Furnished double bedroom in a two bedroom flat, Kenilworth Court, Coventry CV3.

The flat is located next to War Memorial Park, less than 10 min walk from Coventry Railway Station, 15 min walk to Coventry City Centre, 25-30 min walk to Jaguar Land Rover's Whitley site (tried and tested by previous housemate), 20 minutes drive to University Hospital Coventry & Warwickshire and 10 minutes drive to Warwick University. The flat also has off-street parking.

The flat complex has a convenient exit onto Warwick Road on which there are bus stops for Warwick University, Leamington Spa and Kenilworth. Many buses also go directly from Coventry Railway Station, and the 9 (which goes directly to University Hospital in approx 40 min) stops right outside Kenilworth Court.

This flat is ideal if you are looking for a calm and clean living environment with excellent transport links. Kenilworth Court is located right next to War Memorial Park which is ideal for those to like to jog or just like to get out into green space. There are pubs and shops within a short walking distance (Daventry Road and Earlsdon) and the local area is safe and pleasant.

I am initially looking to let the room for a period between 3-9 months; however, I am open to discussing an alteration to this to suit your needs. I am also looking to let the room to a professional or a postgraduate student, however anyone in full time employment will be considered.

If you decided to take the room you would be sharing the flat with one male (me) who is a full-time employee of University Hospital.
The flat has one, shared bathroom.
I'm relaxed, conscientious and I like to keep the flat clean and tidy.
I have been letting the room for the past 4 and a half years to professionals. They have worked for JLR, TATA, The Caravan & Camping Club and local authorities. Some have moved on to settle locally when joined by families, and others have moved due to relocation within their respective companies.

This has been an excellent, stress-free experience so far and I have made some great friends. If you are a JLR or TATA employee and would like to know what it was like to live here I'm sure I can arrange something, supplying the contact details with the last housemate who lived here for 14 months.

The monthly rent covers the room and all bills. The bills covered are Council Tax, water, gas & electricity, TV Licence and BT broadband.
Due to the flat and room being furnished I would also be looking for an initial deposit of £300 and one month's rent in advance, with a standing order for the rent set up thereafter.

If you decide that the room is for you after viewing I would also like to see identification such as your passport or driving licence, and evidence of your current occupation (payslip or letter from your place of study to confirm your attendance).
This is just a small safety precaution for peace of mind.

The flat also has a washing machine which is also a dryer.

Also, if you are a smoker the flat has a small balcony looking out over the city on which you can smoke, however I do ask as part of any initial agreement that you do not smoke inside the property.
(The balcony is also excellent for drinking coffee on....)
