Double room to rent inc all bills

Firstly to let everyone know I will upload photo's as soon as I can :)

I am looking to rent out my main double room in my house as I work a lot away from home. I am a fun, social and lively character and would really appreciate either a professional or a student with a similar personality of mine to help me keep the property occupied. Any potential tenant would enjoy having the house to themselves 70-80% of the week as I work away from home. Tenants would have full use of the kitchen and communal living areas and I don't mind tenants bringing guests round within reason.

The house has just recently been re-decorated and furnished. The area is very quiet (mostly families) and the road a quiet, modern cul-de-sac. The house itself modern, there is a driveway way for two cars and plenty of off-road parking, the house has a garden so if there are any potential room mates who smoke I don't mind You smoking in the back garden. The house is within 3-4 minutes walk from the number 13/13A bus route which runs up to every 10 minutes at peak times.

The monthly rent is £425 inclusive of all bills and council tax. The room available for rent has a Sky HD box installed and there is SkyPlus HD available downstairs, and wifi/broadband. The bedroom is available for rent furnished or unfurnished.

All I ask is that anybody interested in living with me is to be clean and tidy and be ok with putting the bins out if I'm not around on bin collection day etc.

I am a non-religous gay male, and would like an open minded and non-biased, English speaking tenant.
