Dbl room in quiet cul-de-sac available

Please forgive the length of this ad. I have had lodgers now for nearly 8 years and each time I learn something new that should be added :)

I have a spare room (see photos) 7that I would like to rent out, available from September.

Looking for an honest, reliable, friendly, professional, easy going person, that I have interests in common with. No time wasters please.

Bills included: electric, gas, water and Internet. You are responsible for your portion of the council tax (this is important to note) and we share responsibility of jointly used items: loo roll, cleaning products for example. Not included is your food, toiletries, items used solely by you. Sorry to be a pedant, but I have been burnt in the past by not being specific enough. Should be common sense though right?

I have fast cable WIFI, HDTV with Virgin, and would class myself as fun, easy going and friendly.

Your room would look out over a Japanese themed back garden (see photo). It is furnished with a double bed, wardrobe and 3 sets of chests of drawers. Re-decorated fairly recently. There is double-glazing and central heating throughout the house.

The rest of the house is nice, the bathroom is fairly new as it was gutted back to the brick a few years ago and started again. The kitchen was also redecorated not that long ago and has the normal appliances you would expect (gas hob, electric oven, dish washer, washing machine and microwave).

Not only is there a back garden, but also a large side garden which is lovely if we are lucky to have a summer.

5 minute walk to major bus routes on the Foleshill Road into the City, Walsgrave University hospital and Nuneaton and Bedworth, plus within easy walking distance to the Ricoh Arena/Tesco complex.

Nice and quiet cul-de-sac with friendly neighbours.

To be clear and upfront, I expect the cleaning and tidying of the communal areas (everywhere other than bedrooms) to be shared: as in clearing up your own mess and taking turns to vac, mop, dust, clean bathroom etc. Again, sorry to be a pedant, but again previous experience has taught me to make this explicit. This will also be mentioned when you come, as some people still think I am a maid. Happy to go halves on a weekly cleaner if that fits with you.
one month notice is required.

I am not a cook, so please do not expect us to share cooking unless you like tacos or pizza every day ;)

Only other thing to mention is that I would give you one calendar months notice and I would expect the same by return. Again, experience tells me that this should be made clear at this point.

Me??? I am a young 47, with no kids. I am a marketing professional. I have a variety of interests, though the main one is travel.
