Peters room to rent

I would like to rent out a room in my 3 bedroom house. I am easy going and your room would be yours to do with as you please.
This is the first time I have done this so bear with me please.
The room can be furnished or unfurnished as you want. It already has a double bed, dresser and wardrobe in it. There are two rooms to chose from although I only want to rent one. There is a massive room at the front, which also has a settee in it so can be used as a bedsit or a double middle room.
The house is lovely on a great friendly road. Some work needs updating on the house, but it has everything you will need and things will be updated in time.
I am looking for someone honest and friendly, who will use the house as there own.
I have a lovely lounge that you can use if you like, but I use it also.
My best advise would be to come and have a look to see if you like it.
The house is a mile from Wolverhampton town centre.
