Double room to rent in the Walsgrave area of Coventry (Blandford Drive).

3 bed semi includes:
- Lodgers room of double bed, bedside table, draws, built in wardrobe
- Upstairs bathroom (shower over bath)
- Downstairs toilet room
- Kitchen / diner
- Decent sized living room
- Rear and front garden
- All bills & fibre broadband included in price
- Cleaner for communal areas every 2 weeks
- Safe on street parking.

If off road parking is essential this can be negotiated as we do have a driveway.

Location:
- Very good area, very quiet
- Short walk to the University Hospital
- Close to the M6 and M69
- Local 24 hour Tesco superstore (10 min walk/ 1 min drive)
- Many local footpaths and green areas
- Lovely local public footpath leading to the historic Coombe Abbey (5 min drive).

We are aware some people are wary about living with a couple. We have never found this to be a problem as we are both mature working professionals aged 40 and 27 (m/f) who have been hosting lodgers for the past 9 years. We are a friendly household but quite busy so our previous lodgers have lived very separate lives. Therefore the room would suit an independent working professional or mature student.

There is no great rule book just mutual respect and common sense as this is first and foremost our home. We do think it is important guests should be aware:

- We are very tidy folks
- Occasional guests / partners are welcome but please no parties or 'pre-drinks'
- Smokers can light up outside
- Help yourself to kitchen utensils but please don't take anything from the house
- We have 2 cats! Both fully litter trained and love fuss and attention.
- It is important to us that doors are kept closed to keep them from causing havoc/escaping!
- We do not allow them into your room without your permission.

In return:
We give our lodgers a convenient, friendly and quiet place to stay with absolute privacy whilst still being available for help should the need arise.
